Are you ready to list your home?

Now is the time! As of this moment, the Ottawa market is an excellent place for sellers. Maybe you have been thinking of selling your home for a while, discussing it with your family, or even begun looking at new neighbourhoods--but do you know what listing your home will involve?

To give you a better idea of what to expect during the process of selling your home, here are the simplified steps to listing:

 

  1. Start by interviewing Realtors® . It’s not only important to find a professional who is knowledgeable--you need to find someone you work well and are comfortable with!

  2. Once you’ve chosen a Realtor® you trust, you can sign the listing documents. These documents are a contract between you and your Realtor® that states how long your house will be listed for, the asking price, and other information about your property.

  3. Next, your Realtor® will arrange for you to meet with a professional stager, in order to maximize your home’s value.

  4. Your Realtor’s® support team will be in contact to ask for your utility bills, condo rules, floor plans, and tax information; make sure these things are collected!

  5. Your Realtor’s® team will take high-quality photos and video showing your home’s best features for upload to Youtube and listing websites.

  6. At a mutually agreed upon date, your property will launch on MLS and Realtor.ca.48 hours later, a professional “For Sale” sign will go up on your lawn. Your home is officially for sale!

  7. As soon as your home is launched on Realtor.ca, your Realtor’s® team will launch an online marketing campaign, promoting your property on their social channels and other listing websites so it is seen by as many people as possible.

  8. To facilitate house showings, a lockbox will placed on your home, along with a feature sheet display and directional signs.

  9. Your Realtor® will promote your home to other agents with clients searching for properties, qualifying these buyers to match your home to potential owners.

  10. If you wish, your Realtor® will schedule and host open houses so that people looking for homes with or without an agent will be able to see your home.

  11. As your home receives viewings you will provided with feedback, to let you know what people are saying about your home.

  12. Surprise: You have an offer! Your Realtor® will present them to you in the order they are received. You’ll have the choice to either counter, accept, or reject each offer, and your Realtor® help you decide which offer is most beneficial for you.

  1. The buyers may want certain conditions fulfilled, and you will have to decide if you are willing to comply. Based on your instructions, your Realtor® will negotiate with the buyer’s agent  on your behalf.

  2. When the deposit check is written for your house, it is delivered to your Realtor® brokerage who holds it in a secure brokerage trust account.

  3. Copies of all executed documents will be delivered to you and your lawyer.
