Have you ever thought of adding a secondary dwelling unit to your home? Also known as accessory dwelling units, these housing options increase the supply and range of affordable rental accommodation in growing cities like Ottawa. Our team had the opportunity to attend a talk by David Wise, Program Manager for Zoning & Interpretations Unit with the City of Ottawa. David discussed how current city bylaw permits the creation of secondary dwelling units (SDUs) for detached, semi-detached, townhouse, and pre-2013 duplex homes.

If adding an SDU to your property is in your plans for the future, here are some important details to consider:

Each dwelling can add a maximum of one SDU, not to exceed 40% of the floor area of the principal unit.
A building permit is required to establish an SDU, even when the unit will be located within an existing structure (e.g. the basement of a detached house).
An SDU that is wholly rented as an Airbnb is not considered a dwelling unit; it is considered a hotel.

We're grateful to David for sharing this knowledge with us and our clients! As the demand for housing increases rapidly, we will likely see even more secondary dwelling units pop up in our neighbourhoods. When properly established, these rental units are a great way to ease economic pressures and help communities grow.
