Spring is here and I have great news for buyers! This market is certainly providing you with a lot more options than before.  I may be too early to say, however, I believe the market is changing from the forecasted, “balanced market” towards a “buyer’s market”. This means more options for buyers and more buying power.

I have been working with many new buyers so I felt this month would be a great time to share a few informational websites to use as reference when considering purchasing in the Ottawa market and surrounding areas.

Grow Ops: http://www.ottawapolice.ca/en/servingottawa/sectionsandunits/drugs/index.aspx
The Ottawa Police website provides information and addresses of properties where grow-ops were discovered. Real Estate Agents are obligated to disclose these types of properties on any MLS listing.

Crime Reports: https://www.crimereports.com
It would benefit you as a buyer to discover the types and amounts of crime in your considered new area of the city. You can be surprised how a few too many incidents would deter you from purchasing in a neighbourhood.

Planned Projects: http://ottawa.ca/en/city_hall/planningprojectsreports/index.htm
The city of Ottawa has a section on its website which provides information about planned community projects and reports. Depending on whether you are moving near the 417 hwy, backing on NCC land or an open field, it is vital to look into future plans set out in your new area. Future city projects can be a huge factor in market value down the road when it comes time to sell your property. Ultimately I suggest calling the city directly but the website is helpful for preliminary information.

Consider the options available to you regarding insuring your home for unforeseen home system or appliance breakdowns for the first year after purchase. The cost is reasonable and ensures that various components of your new home will be covered for any defects or possibly replaced.

Canadian Real Estate Resources: http://www.cmhc-schl.gc.ca/en/co/buho/index.cfm
One of the best websites for all your real estate needs in Canada, I encourage you to explore the Canadian Mortgages and Housing Corporation, better known as the CMHC website. It is very user friendly with tools, checklists and printable documents about any of the housing and rental markets in Canada.

The Rideau Valley Conservation Authority is important for those considering homes in rural areas. The RVCA reviews development proposals (Municipal Planning) within or adjacent to natural areas. They also regulate construction in environmentally sensitive areas such as wetlands, shorelines and waterways. The RVCA also oversees permits for the construction, enlargement or alteration of a septic system in the City of Ottawa and Tay Valley Township.

The trouble with the Buffet Rule

Named after billionaire investor Warren Buffett, it would establish a minimum tax rate of 30 per cent on people earning over a million dollars.   Buffett proposed the rule to remedy what he sees as the inequity of his effective tax rate being lower than his secretary’s, despite her income being, ahem, somewhat lower.  Is the Buffett Rule a good idea? This is a question that is relevant in Canada as much as in the United States.
