Spring is here and I have great news for buyers! This market is certainly providing you with a lot more options than before. I may be too early to say, however, I believe the market is changing from the forecasted, “balanced market” towards a “buyer’s market”. This means more options for buyers and more buying power.

The Ottawa Police website provides information and addresses of properties where grow-ops were discovered. Real Estate Agents are obligated to disclose these types of properties on any MLS listing.

It would benefit you as a buyer to discover the types and amounts of crime in your considered new area of the city. You can be surprised how a few too many incidents would deter you from purchasing in a neighbourhood.

The city of Ottawa has a section on its website which provides information about planned community projects and reports. Depending on whether you are moving near the 417 hwy, backing on NCC land or an open field, it is vital to look into future plans set out in your new area. Future city projects can be a huge factor in market value down the road when it comes time to sell your property. Ultimately I suggest calling the city directly but the website is helpful for preliminary information.

The Rideau Valley Conservation Authority is important for those considering homes in rural areas. The RVCA reviews development proposals (Municipal Planning) within or adjacent to natural areas. They also regulate construction in environmentally sensitive areas such as wetlands, shorelines and waterways. The RVCA also oversees permits for the construction, enlargement or alteration of a septic system in the City of Ottawa and Tay Valley Township.
